Understanding Title & Escrow

A clear understanding of title and escrow helps protect your investment and ensures a smooth and secure closing. At Affluent Title Partners, our role is to research ownership, manage funds securely, and coordinate all parties through the closing process.

  • We verify the legal owner of the property
  • We identify and help resolve liens, judgments, and ownership issues
  • We coordinate with your lender and real estate agent
  • We prepare and manage your closing documents
  • We protect your transaction from fraud and recording errors

What Is Escrow & Why It Matters

Escrow is a neutral, third-party process where funds and documents are held safely while the terms of the real estate contract are satisfied. Escrow protects both the buyer and seller by ensuring that no money or ownership transfers until all conditions are properly met.

  • Safely holds your earnest money and closing funds
  • Ensures contract requirements are completed before closing
  • Coordinates document signing and fund disbursement
  • Prevents premature transfer of ownership
  • Provides a transparent, documented closing process

Title Insurance Protection

Title insurance protects you and your lender against covered losses caused by defects in title that may not appear in public records. This includes unknown liens, recording errors, forgery, or mistakes in past ownership.

  • Owner’s title policy protects your ownership and equity
  • Lender’s title policy protects the mortgage lender
  • One-time premium for long-term coverage
  • Coverage lasts as long as you own the home

Common Buyer Mistakes to Avoid

Even well-prepared buyers can unintentionally delay or jeopardize their closing by making simple mistakes during the transaction. Avoid these common issues to keep your closing smooth and on schedule.

  • Making large purchases or opening new credit before closing
  • Changing jobs, employers, or income status during loan approval
  • Missing lender, inspection, or contract deadlines
  • Failing to verify wire instructions before sending funds
  • Ignoring emails or document requests from your lender or title company
  • Waiting until the last minute to review your Closing Disclosure
  • Assuming funds can be transferred instantly without planning ahead

Our team works proactively to help you avoid these issues and guide you safely through every step of the closing process.

Wire Fraud & Buyer Security

Real estate wire fraud is one of the fastest growing financial crimes in the country. Criminals target buyers during the closing process by impersonating real estate professionals and sending fake wire instructions. At Affluent Title Partners, protecting your funds is one of our highest priorities.

How Wire Fraud Works

Criminals may hack email accounts or impersonate your agent, lender, or title company to send fraudulent wire instructions. These messages often appear legitimate and urgent.

Red Flags To Watch For

  • Last-minute changes to wire instructions
  • Requests with urgent deadlines or pressure language
  • Emails that look slightly different from normal communication
  • Requests to keep wire changes “confidential”

How We Protect You

  • Secure delivery of wire instructions
  • Multi-step verification procedures
  • Direct communication with your lender and agent
  • Strict internal security protocols

What To Do If Something Feels Wrong

If anything seems unusual, stop immediately and contact Affluent Title Partners using a verified phone number. Never send funds until you have confirmed instructions directly with our team.

Safety Checklist

  • Never trust wire instructions sent by email alone
  • Always verify by phone using a trusted number
  • Be cautious of urgent or last-minute changes
  • Contact us immediately if you suspect fraud

Buyer Frequently Asked Questions

When do I wire my funds?

You will receive your final wire instructions shortly before closing, once your Closing Disclosure is approved. Always verify wire instructions by phone using a trusted number before sending any funds.

Who attends the closing?

Typically, the buyer, the closing agent, and sometimes your real estate agent and/or lender representative attend the closing. We will confirm exactly who needs to be present in advance.

When will I receive my keys?

Keys are usually released after the transaction has fully funded and the documents have been officially recorded with the county. Your real estate agent will coordinate key delivery with you.

What happens if a title issue is found?

If a title issue is discovered, our team works quickly to resolve it before closing. This may include clearing liens, correcting recording errors, or addressing ownership questions. You will be kept informed every step of the way.

What if my lender needs more time?

If your lender experiences delays, we coordinate with all parties to update timelines and ensure everyone stays informed. Our goal is always to minimize disruption and keep your closing moving forward.

How much money will I need at closing?

Your exact amount due will be listed on your final Closing Disclosure. This document is provided in advance so you have time to review and plan your funds securely.

Still have questions? Our team is happy to help.
