 We request the complete lender package as soon as it is available and no later than 48–72 hours prior to the scheduled signing to ensure adequate review time and avoid funding delays. 

How do you verify wire and funding instructions?

 All wire instructions are verified using multi-step verbal authentication with known, trusted contacts. For security reasons, we do not rely on email-only verification. 

What is your typical recording turnaround time?

 Most documents are recorded same day or next business day, depending on county cutoff times and the time funding is received. We prioritize rapid post-closing recording to protect lien position. 

How are last-minute lender changes handled?

 If underwriting or closing conditions change near signing, our team coordinates immediately with your funding and closing departments to revise documents and update timelines with minimal disruption. 

When are final lender title policies delivered?

 Final lender policies are typically issued and delivered once recording is confirmed and post-closing conditions are satisfied, usually within standard underwriter timelines. We provide status updates as needed. 

Who should lenders contact for urgent funding issues?

 For same-day funding, recording cutoffs, or wire verification concerns, lenders should contact our dedicated lender closing team directly by phone for immediate assistance. 

How do you handle post-closing corrections?

 Any recording rejections, document corrections, or curative items are handled by our post-closing department with priority coordination between the lender, borrower, and county to ensure fast resolution.
